Plumbing Inspection in Sanger, TX

Sanger is a town that moves. 30% of its owner-occupied homes have changed hands since 2018, which puts the plumbing of a great many of them in front of an inspector inside the last few years.

The one-paragraph answer

Inspection reports are common in Sanger, where 30% of owners arrived in 2018 or later and houses change hands often. What is not common is reading the exclusions: both published standards of practice leave the buried sewer lateral outside the inspection.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Sanger moved in

A town that moves this much has a lot of reports in circulation, and reports get reused as reassurance long after the visit. What was outside the scope on the day is still outside it now.

Universe: 6,890 occupied housing units, of which 5,612 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Wells, pumps, pressure tanks, storage tanks and filters are excluded by both standards. On a property with its own supply, the equipment feeding the whole house sits outside the inspection carried out on it.

What it is required to cover

The covered list is shorter than the excluded one and it is not thin. Every fixture run, every toilet flushed, the drain-waste-vent system described, the water heater and its venting examined, the shut-offs located. That is a real morning of work and it is worth knowing it happened.

The full list of obligations is published here. Reading it once is what stops a standard note from looking like a finding.

What to do about it

Two categories are worth chasing before you exchange: water somewhere it should not be, and anything the report could not see the end of. Both are open-ended, and open-ended is what moves a price.

Ten minutes of reading covers it: what nobody was required to look at, what they were, and the drain run that is a separate instruction altogether.
