We publish a page for each town we route in, and each carries that town’s own turnover figure rather than its state’s.
The one-paragraph answer
How often owner-occupied homes change hands decides how many inspections a place actually generates, so that is the figure the town pages carry. Calls route by ZIP code to whoever covers the area.
Towns and states
4,383 towns across 38 states, covering 57,943,248 occupied homes of which 35,681,607 are owner-occupied. Weighted across all of them, 22% of owner households moved in during 2018 or later.

What the figure is, exactly
It counts when the current occupant moved in. So it is a measure of recent moves as a share of the housing stock, not a rate of sales per year — a town at 24% had roughly that share of its owner-occupied homes change hands over about six years.
Describing it as an annual sale rate would overstate it by a factor of six, so we do not.
Why there is only one figure per town
Because only one survived testing. We looked for a second measure to sit alongside turnover and rejected every candidate: the ones that were independent of it described moves that are not sales, and the ones that described sales were the same measure in different clothes.
Publishing one figure that means something beats publishing two where the second is decoration.
