Plumbing Inspection in Celina, TX

In Celina, 35% of owner households arrived in 2018 or later — a high rate, and one that means a large share of the housing has been through an inspection recently enough for somebody to remember it.

The one-paragraph answer

35% of owner households in Celina moved in during 2018 or later. On a turnover rate that high the question is rarely whether an inspection happened but what it was allowed to cover, and the buried sewer lateral is excluded by both standards of practice.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Celina moved in

A high turnover rate means most transactions here are recent, so the report that came with the house is probably still in a drawer. It is worth reading again — not the findings, which you already acted on, but the exclusions, which you almost certainly did not.

Universe: 9,377 occupied housing units, of which 8,719 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Neither standard requires an inspector to determine water flow, pressure, quality or potability. A report can be entirely clean on a house whose water arrives at a pressure nobody would live with, because that was never a defect it was looking for.

What it is required to cover

Both standards cover the interior drain, waste and vent system, and ASHI asks for the predominant material of the service, distribution and DWV pipes to be described. A report naming one material is describing the majority of the house, not every run in it.

What is actually covered — because silence in a report means one thing about a covered system and something completely different about an excluded one.

What to do about it

Read the exclusions in your own report before the findings. The findings say what was looked at; the exclusions say what you still do not know, and only one of those two lists gets attention.

Everything above comes from documents you can read yourself: the exclusions, the requirements, and why a camera down the lateral is never part of it.
