Plumbing Inspection in Yorkshire, OH
About 34% of the people who own a home in Yorkshire bought it in 2018 or later. On a turnover figure that high, the question is less whether an inspection happened than what it was allowed to look at.
The one-paragraph answer
Inspection reports are common in Yorkshire, where 34% of owners arrived in 2018 or later and houses change hands often. What is not common is reading the exclusions: both published standards of practice leave the buried sewer lateral outside the inspection.

When Yorkshire moved in
Frequent turnover has one real advantage: systems get looked at. It has one real trap, which is that a recent clean report feels like a clean bill of health, and the standards are explicit that it is neither exhaustive nor a warranty.
| Owner households in Yorkshire | Share of all owners |
|---|---|
| Moved in 2021 or later | 12% |
| Moved in 2018–2020 | 22% |
| Moved in 2010–2017 | 20% |
| Moved in before 2010 | 46% |
Source: US Census Bureau, American Community Survey 5-year estimates, table B25038 (tenure by year householder moved into unit), 2023 release. Universe: 224 occupied housing units, of which 188 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
ASHI asks for the predominant material of the water service, distribution and drain-waste-vent pipes to be described. Predominant is an honest word for a house that has been altered more than once, and it is not a complete answer about any single run.

What it is required to cover
The covered list is shorter than the excluded one and it is not thin. Every fixture run, every toilet flushed, the drain-waste-vent system described, the water heater and its venting examined, the shut-offs located. That is a real morning of work and it is worth knowing it happened.
The full list of obligations is published here. Reading it once is what stops a standard note from looking like a finding.
What to do about it
Write down where the main water shut-off and the main fuel shut-off are. InterNACHI requires both locations to be described, and they are the two most useful lines in the document.
Before you accept a report, read what it did not have to cover against what it did. Then decide whether the drains outside need their own visit.
