Plumbing Inspection in Rindge, NH
Rindge is a town that moves. 30% of its owner-occupied homes have changed hands since 2018, which puts the plumbing of a great many of them in front of an inspector inside the last few years.
The one-paragraph answer
30% of owner households in Rindge moved in during 2018 or later. On a turnover rate that high the question is rarely whether an inspection happened but what it was allowed to cover, and the buried sewer lateral is excluded by both standards of practice.

When Rindge moved in
Frequent turnover has one real advantage: systems get looked at. It has one real trap, which is that a recent clean report feels like a clean bill of health, and the standards are explicit that it is neither exhaustive nor a warranty.
| Owner households in Rindge | Share of all owners |
|---|---|
| Moved in 2021 or later | 4% |
| Moved in 2018–2020 | 26% |
| Moved in 2010–2017 | 22% |
| Moved in before 2010 | 48% |
Source: US Census Bureau, American Community Survey 5-year estimates, table B25038 (tenure by year householder moved into unit), 2023 release. Universe: 1,997 occupied housing units, of which 1,749 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
Lawn irrigation is excluded. It is buried, it is seasonal, and it is connected to the same supply as the house — which makes it the one excluded item that can affect something the inspection did cover.
Source: InterNACHI Home Inspection Standards of Practice; ASHI Standard of Practice.
What it is required to cover
Both standards cover the interior drain, waste and vent system, and ASHI asks for the predominant material of the service, distribution and DWV pipes to be described. A report naming one material is describing the majority of the house, not every run in it.
The rest of what an inspector must do is set out here. It is shorter than the excluded list and it is the half that tells you what a finding is worth.
What to do about it
Where a report says a condition was observed but its extent could not be established, that is the sentence to act on. It means the boundary of the inspection was reached, not that the problem is small.
Ten minutes of reading covers it: what nobody was required to look at, what they were, and the drain run that is a separate instruction altogether.
