Plumbing Inspection in Joplin, MO

Joplin turns over at about the national middle: 19% of its owner households arrived in 2018 or later. Common enough that most people know somebody who has had a report, rare enough that few have read the exclusions in one.

The one-paragraph answer

19% of owners in Joplin bought in 2018 or later, an ordinary rate. Ordinary is where the usual mistake happens, which is assuming the inspection covered the plumbing: the buried lateral is excluded by both published standards.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Joplin moved in

An average rate hides two different populations: recent buyers with a report, and long-standing owners without one. The advice for the two is not the same.

Universe: 30,392 occupied housing units, of which 19,059 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Visual means visual. Pipe inside a wall, under a slab or below grade is not observed, and neither standard asks anyone to open a sealed access panel to reach it. InterNACHI names polybutylene piping in its exclusions outright.

What it is required to cover

Knowing what is required is what lets you read the report properly. A finding against something the standard covers is a finding; silence about something it excludes is not reassurance. Most people read the document without that distinction and it is the difference between two very different pieces of paper.

The full list of obligations is published here. Reading it once is what stops a standard note from looking like a finding.

What to do about it

If you are selling, establish it before somebody else does. The same finding is worth more to a buyer who discovered it than to one who was told.

Before you accept a report, read what it did not have to cover against what it did. Then decide whether the drains outside need their own visit.

Checking a plumber in Missouri

Checking a credential in Missouri

Missouri has no state plumbing board. Section 341.010 of the Revised Statutes requires a certificate for plumbers working in cities or towns of fifteen thousand or more inhabitants, and the chapter elsewhere recognizes licenses issued by any county or city operating under plumbing rules, so the office that issued one is a local office. Start here. Ask the contractor which municipality licenses them and confirm it with that office before work begins.

Inspection report in front of you?Read us the plumbing lines and nothing else — we do not want the document. We will route you to a contractor covering your area who can quote the items on it, and you are never charged by us. Beyond the report, Joplin is covered for plumbing of any sort.
