Plumbing Inspection in Ward, CO

18% of owner-occupied homes in Ward have changed hands since 2018. That is an ordinary rate, which makes the ordinary mistake more likely: assuming the inspection covered the plumbing.

The one-paragraph answer

Turnover in Ward sits near the middle, with 18% of owner households arriving in 2018 or later. The figure that actually matters is in the standards of practice: a home inspection covers what is visible and operable, and the buried sewer lateral is not.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Ward moved in

An average rate hides two different populations: recent buyers with a report, and long-standing owners without one. The advice for the two is not the same.

Universe: 224 occupied housing units, of which 194 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Fire suppression and sprinkler systems are outside the inspection. In a house that has one, the system most likely to matter in an emergency is the one nobody was asked to look at.

What it is required to cover

Knowing what is required is what lets you read the report properly. A finding against something the standard covers is a finding; silence about something it excludes is not reassurance. Most people read the document without that distinction and it is the difference between two very different pieces of paper.

Worth ten minutes before you read your own report: everything the two standards require, in the order an inspector does it.

What to do about it

If you are selling, establish it before somebody else does. The same finding is worth more to a buyer who discovered it than to one who was told.

Ten minutes of reading covers it: what nobody was required to look at, what they were, and the drain run that is a separate instruction altogether.
