Plumbing Inspection in Coolidge, AZ
About 32% of the people who own a home in Coolidge bought it in 2018 or later. On a turnover figure that high, the question is less whether an inspection happened than what it was allowed to look at.
The one-paragraph answer
Inspection reports are common in Coolidge, where 32% of owners arrived in 2018 or later and houses change hands often. What is not common is reading the exclusions: both published standards of practice leave the buried sewer lateral outside the inspection.

When Coolidge moved in
Where houses move this often, inspections are a familiar part of the process and the risk shifts. It stops being whether one was done and becomes whether anyone understood what it was not required to cover.
| Owner households in Coolidge | Share of all owners |
|---|---|
| Moved in 2021 or later | 12% |
| Moved in 2018–2020 | 20% |
| Moved in 2010–2017 | 19% |
| Moved in before 2010 | 49% |
Source: US Census Bureau, American Community Survey 5-year estimates, table B25038 (tenure by year householder moved into unit), 2023 release. Universe: 5,938 occupied housing units, of which 4,028 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
Fire suppression and sprinkler systems are outside the inspection. In a house that has one, the system most likely to matter in an emergency is the one nobody was asked to look at.

What it is required to cover
InterNACHI requires the location of the main water shut-off and the main fuel shut-off to be described, and whether the supply is public or private. Those are the three lines worth copying out of the report on the day you get it, because nobody looks them up until they are standing in water.
The rest of what an inspector must do is set out here. It is shorter than the excluded list and it is the half that tells you what a finding is worth.
What to do about it
Ask a contractor what would have to be opened up to answer the question, rather than asking for a number. A quote given without that step is a guess with a figure attached to it.
Both standards are public. Start with the exclusions, then the obligations, and read the sewer scope separately — it is ordered on its own for a reason.
